Renters are a 50/50 crap game.

Unless you know the renters personally.

Even then it's 50/50.

My BIL/SIL in TX have a small but will kept up house they rent ... the biggest mess an damage took place when his cousin & wife rented.

Only way that might work would be requiring a substantial deposit?

Selling real property on Craigslist is iffy at best. Sometimes, you can get lucky, though. Have you or your mom given any thought about listing the property with a reputable Realtor?

Realtors didn't want to touch it because it has a 70's trailer house on it.

If we were keeping it, I'd buy a new trailer house and get rid of the old one - even though the old one is in pretty good shape, still.

It's all the amenities that make the property worth the price - location, well w/ submersible pump & windmill, standalone garage/workshop, brick storeroom/pump house, and the view is the best in the subdivision.

Better to keep it empty till you find the right tenant.

When we put my sister's house up for rent, we go (a) black lady with 4 kids who is "moving" to Arizona from Texas where she is already committed on a long term lease she cannot afford, might bring some of her kids, might bring her boyfriend, etc., (b) single mom with 2 autistic retard kids who were flopping around on the floor and needs a house to rent TOMORROW!, (c) a military couple who were moving to the area and wanted to niqgle the rent down by 400 bucks, (d) a couple who make their living off ebay and want to move in sight unseen from Oregon, (f) a receptionist at an "alternative health care clinic" whose gross income per month is 200 bucks more than the rent, but cannot show any income for her husband.

We just waited for the right tenant. It took 6 weeks, but better to lose 6 weeks rent than have to evict some deadbeat then have to do 30K in repairs.

One way we weeded out the deadbeats was with a simple 1 page application form, no app. fee required. Deadbeats won't fill out a 1 page form, or will not provide the required info (such as name and phone of a supervisor who can confirm income). If you want me to send you a copy of our rental app. form, just give me a shout.

Most likely because banks won't loan on an older mobile home. That tells me you have some lazy Realtors out that way. I know this is a different area, but we list them quite often AND sell them. That does take a CIDF (Cash In Da Fist) buyer, though. I'd list it as the land and buildings with an "oh yeah", there's an older livable mobile in good shape, on it, too kind of thing. Or something like that, anyhow.
